This started as an expired listing. Same house. Same price. So what changed? 👇 👉 Communication 👉 Access for buyers 👉 Marketing that actually created demand I stepped in, relaunched it properly, hosted 2 open houses, and we generated multiple offers. My seller chose the strongest one. At that moment, it felt like we are on the winning path… 👀 ⚠️ Then the real drama began. 👉 Lender delays: 2024 and 2025 taxes were not filed 👉 Buyer opened a new credit card during closing. 👉 Loan had to be changed 👉 Extension after extension And the biggest issue? ❌ Poor communication ❌ Constant silence ❌ Everyone waiting on everyone So I went into full problem-solving mode. 👉 Pressuring attorneys for updates 👉 Keeping my seller informed 👉 Making sure momentum didn’t die 🎯 Final plot twist: We get clear to close… 👉 The ONE day I’m away 👉 My seller loses her phone 😅 So naturally… I had to ask my neighbor to ring her doorbell at 9 PM😝 The next day I’m in the courtyard of Independence Hall in Philadelphia coordinating: 📞 Lawyers 📞 Buyer’s agent 📞 Lender 📞 Seller A truly American closing moment 🇺🇸 🏡 And yes… we CLOSED. 💡 What I learned: Sometimes selling the house is the easy part. Getting to the finish line is where experience matters most.
