Connecticut Real Estate October 2026: More Time to Think, Not a Bargain Bin
October in Connecticut: Lost in a Corn Maze, Found in the Data π
October in Connecticut is a special time of year. People pay actual money to get lost in corn mazes, then turn around and expect the housing market to make perfect sense. Christina Chorna is here to help with the second part. This month, Milford CT homes for sale, the Norwalk CT real estate market, and New Haven CT homes are all giving buyers a little time to think. Here's what the numbers actually say.
ποΈ Milford CT Real Estate — October 2026: Scary Decorations, Scarier Asking Prices
In Milford, the skeletons are on the lawns, and some asking prices are scarier than the decorations.
Inventory: Tight, But Not a Guaranteed Bidding War
Milford sits at just 1.5 months of inventory — roughly six weeks of available homes at the current sales pace. That's a tight supply that favors sellers, but it doesn't guarantee a bidding war.
The October Numbers at a Glance
New Listings: 83 — Median asking price $529,000
Days to Pending: 39 days — Median list price $499,900 for homes going under contract
Median Sold Price: $505,000 — Down from last month
Days on Market (Sold): 46 days — Up about 9.5% — roughly four days longer
Sale-to-List: Above asking on average — Still, despite the lower median
A few important reads on those numbers. Homes spending a median of 39 days before going under contract gives buyers time to compare — but that's a midpoint, not a promise your favorite home will wait. And the lower median sold price reflects which homes sold, not necessarily a drop in your home's value. Sold homes took about four days longer, which is more breathing room, not exactly a market freeze.
For Sellers & Buyers: Sellers: limited competition helps, but price still matters. Buyers: get preapproved and judge each listing on its own merits. And if you're buying and selling at the same time, coordinate those dates — "temporarily living with your in-laws" shouldn't be the surprise ending.
π New Haven CT Real Estate — October 2026: Buyers Checking Out More Than the Foliage
In New Haven, the leaves are putting on a show, and buyers are checking out more than the fall foliage.
Inventory: Limited Supply, Not Unlimited Patience
New Haven has 2.11 months of inventory — roughly two months of available homes at the current sales pace. That favors sellers, but it doesn't mean buyers will take anything with a front door.
The October Numbers at a Glance
Days to Pending: 54 days — Median asking price $352,500 for homes going pending
Days on Market (Sold): 42 days — Down 8.7% from last month
New Listings: Median asking $349,000 — Versus $339,950 for all active listings
Median Sold Price: $357,250 — Homes sold for 101.6% of asking on average
Here's the nuance: homes going under contract took a median of 54 days, while sold homes took 42. Those are different groups of homes — not a countdown from offer to closing. The takeaway? Some homes need more patience than others. The gaps between new, active, and pending asking prices reflect the mix of homes in each group, not automatic price increases.
And at 101.6% of asking — about 1.6% above list — buyers in New Haven County aren't getting everything on clearance just because the patio furniture is.
For Sellers & Buyers: Sellers: prepare your home and price it realistically. Buyers: get preapproved, compare your options, and be ready when the right fit appears. Fifty-four days is a median, not a reservation.
π Norwalk CT Real Estate — October 2026: Paying Extra for Apple Picking and the House
In Norwalk, everyone's paying extra for apple picking, and homebuyers are still paying extra for the house. A quick note: this October update uses September's numbers, reflecting the usual reporting lag.
Inventory: Under Two Months
Norwalk sits at 1.73 months of inventory — less than two months of available homes at the current sales pace. That favors sellers, but it doesn't make every listing irresistible.
The October Numbers at a Glance
New Listings: 114 — Median asking price $698,000
Pending Homes: 120 — Median list price $650,000, about 35 days on market
Overall Market Time: 38 days — Up 31% — roughly nine extra days
Sale-to-List: 102.98% — Almost 3% above list, down from last month
Median Sold Price: $710,000 — Up 4.87% from last month
That $698,000 median asking price on new listings tells us what sellers are hoping to get — not what your particular home is worth. Meanwhile, 120 homes went pending, so buyers are making commitments, but they're taking time to compare. The extra nine days of market time is more breathing room — but not permission to make a wildly optimistic low offer.
The 102.98% sale-to-list ratio is down from last month, suggesting competition has eased a little, but sellers aren't exactly handing out bargains with the candy. And the 4.87% jump in median sold price to $710,000 is good news for this month's sales — but it doesn't mean every Norwalk home gained nearly 5%. The mix of homes sold matters.
For Sellers & Buyers: Sellers: price against comparable homes, not your renovation receipts. Buyers: get preapproved and use that extra time to make a thoughtful decision.
π The October 2026 Takeaway: No Crystal Ball, Just Numbers
- Milford: 5 months of inventory, $505,000 median sold, above asking on average. Tight, but not a guaranteed bidding war.
- New Haven: 11 months of inventory, $357,250 median sold, 101.6% of list. Some homes need more patience than others.
- Norwalk: 73 months of inventory, $710,000 median sold, 102.98% of list. Competition has eased a little, but sellers aren't discounting.
Across all three markets, the pattern is the same: more time to think, still selling above asking. And the scariest part of selling this October? Pricing your home based on what your neighbor said theirs was worth. π
